The 1450 Brickell Avenue building, which is being developed by the Miami-based Rilea Group, will start construction on 508,000 square feet of office space later this year, said Tere Blanca, senior managing director of Cushman & Wakefield of Florida Inc. Her firm represents the developer.

"A well-planned mixed-use project with retail and residential (units) is good for the commercial environment of the area," said Blanca, referring to the 600 Brickell Avenue project. Her only caution, she said, is that developers stagger the delivery of their office buildings so as to not flood the market with new product, noting that Brickell Avenue doesn't attract many major corporate tenants. The 1450 Brickell Avenue building is scheduled for a fall 2009 completion.

Absorption of office space on Brickell Avenue runs about 500,000 square feet a year, said Randy Olen, a senior vice president with CB Richard Ellis Inc., whose office is across the street from 600 Brickell. But he notes that the occupancy rate on Brickell is currently about 92 percent and rental rates are going up. "It is a good time for new construction on Brickell," he said.
