BFC’s core and shell are LEED
precertified, meaning the site
development, design, resources and
materials incorporate systems for
sustainability and energy- and
water-efficiency that complies with
criteria developed by the U.S. Green
Building Council (USGBC).
BFC is expected to attract the kinds
of tenants who share Foram Group’s
green values. This means that a
company’s mindset, and not its
industry, will draw them to BFC. A
company’s decision to have their
offices at BFC indicates that the
CEOs and decision makers have an
environmental awareness and are
conscious of their responsibility to
help prevent issues such as global
warming through decisions involving
even their business’ location.
BFC incorporates unique features
such as the sleek, onyx-paneled grid
on the parking garage façade that
will be illuminated from behind to
shine brilliantly at night.
A Metrorail stop at the Seventh
Street corner of the property makes
public transportation a viable
option for those who will work and
patronize in the complex.

BFC’s unique ratio of plaza to
building gives it proportions that
are comparable to those of New York
City’s Rockefeller Center.
Like the famed Rockefeller Center,
BFC is poised to become a coveted
venue for public events, while its
peaceful waterscape, oak trees and
benches make it the ideal venue for
a casual outdoor activity.
BFC’s ground-level retail and
restaurants will also draw attention
during the week and weekends.
The Plaza is located at ground level
on the northeast corner of the
Property at the intersection of
Brickell Avenue and SE 6 Street.
The Plaza consists of a hardscape
component and a lavishly landscape
passive and active area with a
restaurant, kiosk, tables and
various water features including a
water wall. The hardscape portion of
the Plaza will be architecturally
treated and provides a public open
space for gatherings and functions.
The Plaza is pedestrian accessible

Brickell Financial Centre is leading
the way for more responsible
construction in Florida.
Demonstrating a fierce commitment to
sustainable green design, the Centre
will attract tenants who share the
same values and environmental
principles. As such, the building
will reflect a mindset more than a
physical industry. Within these
walls, decisions will be made with a
heightened sense of ecological
awareness. And in the end, each
decision will enhance both the
company's bottom line and the
world's well being.
Brickell Avenue is home to more than
one hundred international and
world-renowned financial
institutions. Along this artery, the
pulse of global commerce beats
strong. And now, this area
synonymous with wealth and prestige
takes on a new rhythm, one of a
vibrant community and a new promise
for tomorrow.
A new day dawns on Miami—a new era
of soaring productivity and even
higher ideals. Here, people do
business, exchange ideas and
flourish. And at the center stands a
new monument to South Florida's
place on the global map. In this new
day, the place to gather is Brickell
Financial Centre.
Captivating focal points for the
Miami skyline, the Centre is
anchored by a welcoming plaza, where
cool shade, graceful oak trees and a
soothing garden oasis invite the
world to sit, dine and share in
Miami's best culture and events.
Graceful, curving 300-foot-long
water feature in the plaza
14 spacious passenger elevators
9-foot interior ceilings, 10-foot
perimeter ceilings
100% outdoor air supply exceeds code
requirements
11/16 inch laminated glass
At the forefront of South Florida's
emerging "green-building" movement,
Brickell Financial Centre is a
soaring symbol of form following
function. Efficiently designed, its
features reap the benefits of
progressive architecture and
engineering.The result is a
shimmering and prismatic presence
that acts as a beacon in every sense
of the word.
High above ground, Class-A office
space attracts and inspires
companies to new levels of
productivity. At ground level,
restaurants, retail space and
generous open space draw locals and
tourists alike. And at night, a
unique and sleek onyx-paneled grid
illuminates the plaza—a reminder of
Miami’s brilliance.
The Plaza:
Destined to be a favorite gathering
place, the plaza anchoring the
Brickell Financial Centre offers
cool shade, open space, a relaxing
atmosphere, and a cultural oasis for
tenants and visitors alike. Here,
the public and employees can mingle
among graceful oak trees, reflect to
the sound of running water, or dine
and shop at onsite restaurants and
boutiques. As a focal point for the
city itself, the plaza will draw
business to the Centre with:
30,000 square feet of open space
a 300-foot curving water feature
live trees and gardens
ample space for cultural events and
concerts year-round
Brickell Financial Centre's core and
shell are LEED* pre-certified,
meaning the site development,
design, resources and materials
incorporate systems for
sustainability and efficiency that
comply with stringent criteria
developed by the LEED* pre-certified
U.S. Green Building Council (USGBC).
For example, coated glass filters
out solar heat while letting in
natural light. Channeled and
collected rainwater irrigates the
garden and replenishes the aquifer.
And water and energy is saved ...
for future generations.
As a certified "green building,"
Brickell Financial Centre is a
monumental example of sustainable
design. Complying with stringent
criteria, the building consumes less
energy and water than traditional
office spaces. As a result, the
impact on the environment is
significantly lessened. For tenants,
however, the benefits are enormous,
including:
 LOWER OPERATING COSTS
Tenants save money on reduced
heating, cooling, and water utility
costs.
GREATER PRODUCTIVITY
Improved natural lighting,
temperature control, and air
circulation is a documented way to
significantly increase worker
productivity.
LESS ABSENTEEISM

environmental comfort lead to
improved employee health, which
results in less sick days taken.
ENHANCED CORPORATE IMAGE
Advocating sustainable design and
practicing sound environmental
stewardship puts companies in a
better light with clients,
employees, potential employees,
vendors, investors, governments, and
organizations. And increased morale
also facilitates employee
recruitment and retention efforts.
GREATER VIABILITY FOR THE FUTURE
Incorporating a sustainable design
ensures long-term efficiencies.
