Participation in the rental
management program is voluntary for
Carillon
Tower condo-hotel owners [floors 2-10].
If you appoint CR Miami as your
exclusive manager, the duration of your
agreement is a minimum of two years. If
you have a contract with CR Miami, and
you sell your property, the balance of
the agreement transfers to the new
owner. All suite owners will be required
to purchase the hotelfs furnishing
package, as included in the purchase
price. All suite reservations must be
made through the Canyon Ranch
Reservations System.
Usage
Hotel Suite owners may use their units
30-36 days per year, depending on length
of contract. 10-12 days are allowed in
each of three seasons:
December 1-April 30, May 1 to August 31
and September 1-November 30. To confirm
a reservation, the suite owner must
provide 90-daysf notice to Canyon Ranch
Reservations. With less than the
required notice, reservations will be
based upon availability. The rental
rates will be established solely by
Canyon Ranch management. Suite rentals
will be based on a rotation system
intended to be equitable to all other
similar suites.
Revenue Splits
Room rental will be shared as follows:
4% of each rental will be set aside to
pay for the replacement of furnishings
over time; 10% goes to management fees;
51% of the remaining revenue goes to the
suite owner and 49% to Canyon Ranch.
There is no guarantee of income or
income pooling with other suite owners.
