THE LEGACY OF DEERING BAY - Condominiums luxury real estate properties in Coral Gables

Cutler was famous for its high ground, its hardwood hammock, its lush vegetation and its accessibility to Biscayne Bay. Although settlers cut a road through the hammock to Coconut Grove, Cutler remained a place apart. Dr. S. H. Richmond opened the Richmond Inn that catered to the kind of people who were attracted to Cutler’s natural beauty and seclusion. One of those people was Charles Deering.
Charles Deering, and his brother James came to Coconut Grove to visit their father William Deering, founder of International Harvester, at his winter home. Both brothers fell in love with South Florida and soon built their own homes on the Bay. James chose a site near his father in the Brickell Hammock and built a magnificent home he called Viscaya. Charles chose a more remote site in Buena Vista (later became Bay Point).

By 1915, however, Charles became discontent with the intrusion of civilization – the noise of the new automobiles, the sound of the locomotive. He sold his Buena Vista property and moved to Cutler, eventually buying up and walling in the entire town, including the Richmond Inn. He hired Phineas Paist, the supervising architect of Coral Gables, who had also worked on Villa Viscaya, to design an Italian-style mansion for him. Deering also restored the Richmond Inn and made it part of his new home, now known as the Deering Estate.
Although Villa Viscaya has been opened to the public for more than thirty years, until very recently, when Dade County acquired the property, the Charles Deering Estate remained hidden from public view – a mysterious world of its own. The Deering brothers left South Florida a legacy of unsurpassed dedication to excellence. Viscaya is considered to be one of the grandest homes in America and the Charles Deering Estate is equally unique, containing natural, archaeological, architectural and historical treasures. Both estates are living proof of a family’s ability to live well while respecting and protecting the natural environment.
For those who search for the kind of elegant, tasteful seclusion that the Deering enjoyed, there is only one place left. Deering Bay offers the last chance to experience both privacy and luxury on glorious Biscayne Bay.

Deering Bay Rare and Getting Rarer
Is the Deering Bay golf and marina community on Biscayne Bay a truly great example of the best in coastal boating lifestyles? It all comes down to who you want to believe: the companies that build the finest private real estate developments in the world or a cantankerous Two hundred pound American crocodile they call Snaggletooth.
Recently the Builders Association of South Florida (BASF) Best Awards were presented for this year's selection of the finest residential properties in South Florida.
Watermark Communities, Inc. (WCI), the current developers of Deering Bay won a bushel of awards at the high end of the market including platinum and gold medals for the new 12 story, Verona and Siena buildings at Deering Bay.
With so many high-class residential buildings in South Florida, Two at one property speaks volumes about the appeal of the residences, which stand above this lush waterfront community. Add in the three marinas, the amazing Arnold Palmer golf course, carefully carved from the mangrove shoreline. Add the unobstructed views of Biscayne Bay's pristine and protected waters and you suspect that this is something special in coastal living.

Then there is the Snaggletooth point of view. Since the developers have carefully preserved the natural setting of Deering Bay, the very rare and endangered American crocodiles have found a home in the nearby mangroves. Occasionally they sun on their own little island. Snaggletooth got so comfortable she would occasionally visit the golfers at the driving range. As her visits became more frequent, it was decided to relocate her, hundreds of miles away on Florida's Southwest Coast where she would be less likely to confuse a golf ball with one of her eggs.
Once you have lived at Deering Bay, Naples Florida just doesn't cut it. Or, at least that is what Snaggletooth decided. It took her almost a year, but she swam and walked the several hundred miles around the tip of Florida, across Florida Bay and the Everglades then up through the Biscayne National Wildlife Preserve and down the Cutler Channel that leads to Deering Bay. One morning, to everyone's surprise, her distinctive Snaggletooth smile was again seen on her sunny little island. She had found her way home.
We invite you to Deering Bay now for Two simple reasons. WCI and the current residents have decided that there will be only 286 residences at Deering Bay and if we waited a few months, the new residences and the spaces at the new marina would be gone. Those who are familiar with Florida sport fishing and boating know already that South Biscayne Bay is one of the finest fisheries in America, rich with bonefish, permit, tarpon, snook and redfish. They know the reefs are robust with grouper, snapper and kingfish. They know that just beyond the reef, sailfish are abundant in the fall, winter and spring while dolphin, tuna, and wahoo can be taken in substantial number almost year-round.

Those from the Mid-Atlantic states who are happy to run 50 miles on their way to reach the fishing ground will be dazzled when they can stand on their huge Deering Bay patio and see the edge of the Gulf stream, 15 miles off in the distance. Between them and The Stream is a grand shallow water sport fishery that is minutes away. Why beat yourself up when you can live so close to the sports you love?

And then there is the golf.
Arnold Palmer created 18 holes of exhilarating beauty set against a natural backdrop of protected mangroves that separate this course from breathtaking Biscayne Bay. This par-71 championship course winds gently around the expansive Lago di Verona, Lago di Garda and a myriad of other waterways. Named one of Florida's top 20 courses, expect a challenging experience for every skill level.
The WCI, developers have just begun to take orders for the final residential tower in the community, fulfilling their promise to maintain an ultra-luxury, low-density, exclusive community.
"We've saved the best for last,'' said Chris Hanlon, commercial development division president for WCI. ``Milano will be our final and finest residential tower, a 13-story building that complements Verona and Siena towers and completes our Deering Bay community.''

Another floor plan offers a four bedroom/4 1/2 bath layout with family room and outdoor terrace. For those homeowners who wish even more space, custom floor plans combining Two units are also available. This feature has proven especially popular in Verona and Siena towers.

Absolute Porche china will be used for the sinks and toilets, with Jacuzzi whirlpool tubs in the Master.

Milano Condo has been designed by architect Robert Swedroe and will be built by Coastal Construction. Both firms were also responsible for creating Verona Condo and Siena towers Condo, and as we said earlier, they have won numerous awards for their work not to mention the approval of Snaggletooth.

The idea of building only 286 residences on 220 acres is reminiscent of the teaching of Paolo Solari, the famed architect who preached the wisdom of Arco logy. His early work showed soaring buildings surrounded by acres of open space. The residents lived in comfort, if not Deering Bay style luxury, and were enlightened and fulfilled by the natural beauty that surrounded them.

Deering Bay features an array of other amenities, including three private deep-water marinas, Olympic-size pool, South Florida's only Arnold Palmer-designed golf course, an elegant club house, Har-Tru tennis courts and an innovative fitness center.

The towers blend Old World charm, Mediterranean styles and understated luxury. With only 48 residences, there are no more than four units per floor, with penthouse residences occupying the top Two floors.
Woof the designs provide 2,635 square feet of area, including terraces and balconies. The other Two each come with 3,500 square feet. In either case the wrap-around balconies providing breathtaking views of the South Florida coast, the sunrise, sunset and the glimmering City of Miami off in the distance.

Beyond the lobby is a covered veranda Condo offering access to five cabanas as well as heated swimming pool, whirlpool spa, sun deck and pool pavilion with barbecue grills, framed in a lush, environmentally appropriate landscaping.
Deering Bay Condominiums is a phase development begun Two decades ago, so its landscaping is verdant, large and mature. It was also carefully selected to reflect native horticulture and to thrive in South Florida phases of dry, wet and heat. Like the architecture, the landscaping has also won several awards for its beauty and environmental responsibility.
Deering Bay Condos offers an active social life for those who wish it. The center is the 30,000 square foot, Mediterranean-influenced club house. There the club offers a formal dining room, a classy bar, a sunny lunch spot, its own wine cellar, several fitness centers, a golf pro-shop, tennis shop, showers and a perfect pool.
Ladies and gentlemen of leisure gather almost every day for the sumptuous luncheon buffet. Dinner is served ala carte each night. On Sunday the sinful brunch is a tradition.
Deering Bay has Two completed and virtually sold-out marinas, both within walking distance of residents' homes. The main marina has 77 slips accommodating yachts up to 110 feet, while a 16-slip marina is available for boats.
Construction of the third marina is underway. Adjacent to the few remaining home sites within the gated community, the new 27 slip marina will have sufficient space and draft for yachts in the 80 to 120 foot class.
Captain Grant Haven, an old hand in South Florida and Bahamian waters, is the dock master. He and his staff are glad to assist boaters with everything from arranging fresh bait and tackle for their next outing to full maintenance of their vessels.
For those planning a yachting excursion, Captain Haven enjoys coordinating boat trips of all kinds to Key West and the Bahamas.
"We're pleased to assist our boating residents and members with their needs, and to help familiarize new boating and fishing enthusiasts with the surrounding waters," he said.

There are no transient slips available at the marina, but guests of owners can dock at the marina with advance reservations, space permitting. The Yacht Club in Deering Bay currently developing reciprocity arrangements with other clubs. The marina is full service including pump out, cable, and the latest in shore power stations.
